Major Development

We consider select large-scale development opportunities, including multi-tower and master-planned projects, with total project values extending from approximately $100 million into the billions.

These opportunities are evaluated for location quality, entitlement path, partner capability, capital structure, and long-term ownership potential.

We look for capable partners, clear economics, durable demand, disciplined capital, and opportunities where patient ownership can make the asset, partnership, and people stronger over time.

We also selectively review real estate fund investments where the manager, structure, leverage, economics, and underlying real estate exposure are compelling.

Real estate opportunities may be reviewed across Canada, the United States, and select international markets where the relationship, asset quality, operator, structure, and long-term value justify the opportunity.

Private Credit

We consider asset-backed and structured credit opportunities across real estate, operating businesses, and select special situations.

Typical capital commitments range from approximately $5 million to $25 million, with larger financings considered through our multifamily office and alongside established lending partners.

Real Estate Credit

Single-family and smaller real estate generally from approximately $500,000 to $2 million.

Multifamily, commercial, construction, and larger real estate generally from approximately $10 million to $100 million or more.

Capital for acquisitions, bridge financing, refinancing, construction completion, and other time-sensitive real estate situations.

Operating Business Credit

Financing requirements generally from $5 million to $50 million.

Growth capital, acquisition financing, working capital, and recapitalization for established businesses with positive cash flow, identifiable collateral, and a clear source of repayment.

Special Situations

Financing requirements generally from $10 million to $100 million or more.

Select opportunities requiring speed, flexibility, or a more tailored structure than conventional lenders can provide.

We look for experienced borrowers, meaningful collateral, clear repayment sources, clear economics, and structures that protect capital while helping the borrower reach a stronger, more durable position.

We do not provide unsecured financing for concepts, pre-revenue companies, or situations dependent on speculative future traction.

We also selectively review private credit funds where collateral quality, downside protection, repayment visibility, manager discipline, transparency, and net economics are compelling.

Venture

We make minority investments in founder-led companies with real revenue, customer traction, and clear utility.

Company Profile

Generally $1 million to $5 million in annual revenue.

We look for demonstrated customer demand, increasingly repeatable sales, capable founders, and a credible path toward profitability or an already profitable base.

Investment Size

Typical initial investments range from approximately $100,000 to $1 million, with additional capital considered where the opportunity, ownership structure, and strategic fit support it.

Areas of Interest

We are generally sector agnostic where revenue, customer traction, economics, and alignment are clear, with particular interest in technology and data, PropTech, AgTech and food systems, automation and industrial technology, health and wellness, mobility and logistics, and select consumer products.

We participate where capital has a clear use and where our judgment, relationships, governance, strategic involvement, or follow-on capital can help the company, founders, and investors reach a stronger outcome.

Direct venture opportunities must show meaningful revenue, customer traction, and a credible path to durable growth. We do not invest in concepts, pre-revenue businesses, biotechnology, mining, mineral exploration, or companies seeking outside capital to create initial customer demand.

We also selectively review venture funds where alignment, access, manager quality, discipline, and demonstrated commercial judgment are compelling.

Operating Companies

We acquire and invest in established businesses where durable demand, capable management, and clear operating value are already present.

Company Profile

Generally $10 million to $100 million in annual revenue and $2 million to $15 million in EBITDA.

We look for businesses with positive cash flow, recurring or defensible demand, strong customer relationships, and a realistic path for continued growth, succession, or operational improvement.

Ownership

We consider control investments and significant ownership positions.

We prefer capable management teams and business owners seeking succession, liquidity, strategic support, growth capital, or a long-term home for what they have built. The right structure should protect what works and help the business, people, and ownership group keep improving.

Areas of Interest

Industrial and essential services, manufacturing, construction and job-site services, security and monitoring, infrastructure services, construction materials and aggregates, logistics and distribution, food and agricultural operations, and other durable cash-flow businesses.

We look for real businesses with clear economics, durable demand, capable people, and practical ways to improve.

We do not pursue businesses dependent on speculative future traction, unclear ownership, value that exists primarily in projections, biotechnology, mining, or mineral exploration. We are focused on real businesses that can be strengthened through ownership, structure, operating judgment, capital, and time.

We also selectively review private equity and operating-company funds where the manager, operating discipline, alignment, access, transparency, and net economics are compelling.

Advisory

Nuzzi Group advisory has three primary pathways.

Strategic Advisory begins with the business and usually flows through one principal.

Private Integrative Advisory begins with the person and usually flows through one individual or couple.

Leadership Team Advisory is the larger-company version of Strategic Advisory and supports up to four key people.

Both Strategic Advisory and Private Integrative Advisory can eventually reach the same place: the full system around the person, business, family, capital, relationships, decisions, and direction.

Across every advisory relationship, the standard is increase: the client should come away with more clarity, more capacity, better structure, and a stronger ability to act than before.

Strategic Advisory is for owners, founders, families, and key decision-makers who want direct access to experienced judgment while decisions are actually happening. Through scheduled in-person meetings, video sessions, WhatsApp, and email, the work may include reviewing decisions, messages, offers, negotiations, structures, people issues, capital questions, presentations, systems, and opportunities before they move forward.

Private Integrative Advisory is for accomplished individuals who want to work across the full person: identity, body, energy, consciousness, relationships, purpose, work, vitality, libido, life force, physical power, and inner direction.

Leadership Team Advisory provides the same direct advisory access as Strategic Advisory, but across up to four key people, with scheduled working sessions, video sessions, WhatsApp, and email support for the broader team.

The engagement includes:

Three-month minimum

Strategic Advisory begins with the business. This is ongoing principal-led support for owners, founders, families, and key decision-makers requiring experienced judgment across strategy, governance, capital planning, negotiations, positioning, AI-assisted systems implementation, communications, and senior-level problem solving.

The engagement includes:

  • One half-day in-person or on-site working block per week, typically up to 4 hours
  • One scheduled 90-minute video session per week
  • WhatsApp and email access between meetings for one primary principal
    • A second key person may also be included where appropriate
  • Real-time advisory on issues as they arise, including how to respond, what to say, what structure to use, and what system should be created to prevent the issue from recurring
    • This may include strategic decisions, negotiations, communications, positioning, marketing, hiring, firing, and other time-sensitive operating questions
  • Identify where AI tools, better workflows, and standard operating procedures can improve the business
    • Support with the design, setup, and implementation of the tools, workflows, and procedures identified

Private Integrative Advisory begins with the person. This is whole-person advisory for accomplished individuals seeking greater alignment, clarity, vitality, energy, libido, life force, physical power, aliveness, consciousness, and coherence across life, body, mind, purpose, relationships, and work.

The engagement may include:

  • One half-day in-person session per week, typically up to 4 hours
  • One scheduled 90-minute video session per week
  • WhatsApp access between meetings for one individual, couple, or closely aligned pair where appropriate
  • Advisory conversation, reflection, pattern recognition, and personal system design

Leadership Team Advisory is the larger-team version of Strategic Advisory. It is for companies, family systems, or ownership groups where the work cannot flow through only one principal because multiple key people need direct access and real-time advisory support.

The engagement may include:

  • Two half-day in-person or on-site working blocks per week, typically up to 4 hours each
    • These sessions may involve the principal, executives, managers, family members, specific teams, or outside advisers where useful
  • Two scheduled 90-minute video sessions per week
    • These sessions may be used for leadership reviews, decision support, team alignment, management training, strategic communication, or issue-specific working sessions
  • WhatsApp and email access between meetings for up to four key people
  • Real-time advisory on issues as they arise, including how to respond, what to say, what structure to use, and what system should be created to prevent the issue from recurring
    • This may include ownership decisions, executive decisions, negotiations, communications, positioning, marketing, hiring, firing, family dynamics, capital matters, and other time-sensitive operating questions
  • Active participation in negotiations and strategic communications where appropriate

This mandate is reserved for larger companies, complex family or ownership systems, and organizations with broader executive teams where multiple key people require advisory access, working sessions, and ongoing support across the business. Typically, these companies are north of $10 million in revenue. The aim is to increase capacity across the key people in the system so decisions, communication, structure, execution, and operating rhythm improve beyond a single meeting or single person.

Private Integrative Advisory

Private Integrative Advisory begins with the person. It is a highly bespoke, whole-person advisory relationship for accomplished individuals seeking greater alignment, clarity, vitality, energy, libido, life force, physical power, aliveness, consciousness, and coherence across life, body, mind, purpose, relationships, and work.

This is not life coaching, therapy, wellness coaching, executive coaching, or personal training. It is a private advisory relationship built around the individual as a complete system.

The work may involve identity, limiting beliefs, personal narratives, conscious and subconscious patterns, vitality, energy, libido, life force, physical power, aliveness, chi, energetic flow through the body, breath, embodiment, lifestyle, relationships, philosophy, spirituality, consciousness, decision-making, AI-assisted reflection systems, and, where relevant, business or professional direction.

The premise is simple: everything is connected. Beliefs affect perception. The body affects clarity. Energy affects confidence. Libido and life force affect how someone moves through the world. Who It Is For

Body, Consciousness, and Reflection

Physical capability may form part of the work where relevant. This can include strength, mobility, athletic movement, calisthenics, track work, breath, body awareness, fascial movement, stretching, recovery, coordination, posture, chi, energetic flow, and embodied confidence.

In certain private engagements, in-person work may include guided movement, calisthenics, mobility, fascial release, manual bodywork, assisted stretching, posterior-chain release, recovery-oriented work, and physical practices designed to help the client experience the body differently.

Where appropriate, the work may draw from philosophy, meditation, visualization, consciousness studies, spirituality, metaphysics, quantum physics, quantum-informed models of possibility, archetypes, manifestation practices, astrology, numerology, channeling traditions, sacred geometry, simulation-oriented philosophy, chi, energetic flow, and the feeling of the wish fulfilled.

These frameworks are approached as lenses for reflection, awareness, meaning, identity, timing, possibility, and personal transformation. They are not presented as medical, psychological, or settled scientific claims.

For some clients, part of the engagement may include building a personalized AI-assisted reflection system. This may involve better questions, structured reflection, preserved insights, tailored prompts, visualization scripts, wish-fulfilled recordings, curated learning, decision frameworks, and a living body of knowledge the client can continue using beyond the engagement.

AI is not the point of the work. It is one possible mirror inside a broader advisory relationship.

Our long-term work extends across youth sport, organic food, land, mentorship, and community gathering. These initiatives are designed to increase access to nourishing organic food, create places for young people to move and grow, and strengthen the connections between families and the communities around them.

Among the visions being advanced are the planting of 5,000 fruit trees in family yards across the region, helping families grow nourishing organic fruit at home, and the creation of a 12-court basketball facility centred on energy, mentorship, competition, and belonging.

Our Story

The entrepreneurial roots behind Nuzzi Group date to 1999, when Marco Iannuzzi began building and operating his first technology business.

That path continued through ventures launched while at Harvard and MIT, a professional football career, finance and advisory work during his playing years, direct investments, board leadership, and extensive community involvement across Canada.

In 2005, Marco began contributing within a private multifamily-office environment formed by a small group of Western Canadian families whose investment roots extend to 1982.

Over more than two decades, he has learned, invested, and contributed across real estate, private credit, venture, operating companies, advisory, governance, capital allocation, and community stewardship.

Since 2022, Nuzzi Group has served in the Managing Partner role within the multifamily office, leading the next generation of opportunity flow for the group. That work includes investment strategy, origination, evaluation, structuring, capitalization, capital placement, and advancement of new opportunities.

The broader family business background includes construction, consulting, accounting, project oversight, and operating-company support. Marco’s father has worked in construction since 1980, Iannuzzi Consulting was founded in 2010, and FMC Accounting adds family experience in accounting, administration, and business support.

This combination of entrepreneurship, family-office discipline, construction intelligence, accounting perspective, operating judgment, capital experience, and community leadership shapes how Nuzzi Group approaches its work today.
