Real Estate

We invest directly and alongside experienced partners across multifamily, commercial, industrial, agricultural, and select development opportunities.

Direct Investments

Typical equity commitments of approximately $5 million to $25 million.

We consider established, income-producing assets with clear economics, durable locations, and long-term ownership potential.

Strategic Partnerships

We participate in acquisitions and developments ranging from approximately $25 million to several hundred million dollars in total project value.

Capital commitments and ownership structures are determined by the opportunity, the partners involved, and the role Nuzzi Group is positioned to play.

Major Development

We consider select large-scale development opportunities, including multi-tower and master-planned projects, with total project values extending from approximately $100 million into the billions.

These opportunities are evaluated for location quality, entitlement path, partner capability, capital structure, and long-term ownership potential.

Across each category, we look for capable partners, disciplined capital structures, durable demand, and opportunities where patient ownership and thoughtful execution can compound value over time.

Private Credit

We consider asset-backed and structured credit opportunities across real estate, operating businesses, and select special situations.

Typical capital commitments range from approximately $5 million to $25 million, with larger financings considered through the broader family-office relationship and alongside established lending partners.

Real Estate Credit

Residential and smaller real estate generally from approximately $500,000 to $2 million.

Larger real estate generally from approximately $10 million to $100 million or more.

Capital for acquisitions, bridge financing, refinancing, construction completion, and other time-sensitive real estate situations.

Operating Business Credit

Financing requirements generally from $5 million to $50 million.

Growth capital, acquisition financing, working capital, and recapitalization for established businesses with positive cash flow, identifiable collateral, and a clear source of repayment.

Special Situations

Financing requirements generally from $10 million to $100 million or more.

Select opportunities requiring speed, flexibility, or a more tailored structure than conventional lenders can provide.

Across each category, we look for experienced borrowers, meaningful collateral, credible repayment plans, clear economics, and structures designed to protect capital through changing conditions.

We do not provide unsecured financing for concepts, pre-revenue companies, or situations dependent on speculative future traction.

Venture

We make minority investments in founder-led companies that have moved beyond concept and early validation.

Company Profile

Generally $1 million to $5 million in annual revenue.

We look for demonstrated customer demand, increasingly repeatable sales, capable founders, and a credible path toward profitability or an already profitable base.

Investment Size

Typical initial investments range from approximately $100,000 to $1 million, with additional capital considered where the opportunity, ownership structure, and strategic fit support it.

Areas of Interest

We are generally sector agnostic where revenue, customer traction, economics, and alignment are clear, with particular interest in technology and data, PropTech, AgTech and food systems, automation and industrial technology, health and wellness, mobility and logistics, and select consumer products.

We engage where capital has a defined use and where our experience, relationships, governance, or strategic involvement can materially improve the outcome.

We do not invest in concepts, pre-revenue businesses, biotechnology, mining, mineral exploration, or companies seeking outside capital to create initial customer demand.

Operating Companies

We acquire and invest in established businesses where durable demand, capable management, and clear operating value already exist.

Company Profile

Generally $10 million to $100 million in annual revenue and $2 million to $15 million in EBITDA.

We look for businesses with positive cash flow, recurring or defensible demand, strong customer relationships, and a realistic path for continued growth, succession, or operational improvement.

Ownership

We consider control investments and significant ownership positions.

Our preference is to work with capable management teams and business owners seeking succession, liquidity, strategic support, or a long-term home for what they have built.

Areas of Interest

Industrial and essential services, manufacturing, construction and job-site services, security and monitoring, infrastructure services, construction materials and aggregates, logistics and distribution, food and agricultural operations, and other durable cash-flow businesses.

We favour companies with tangible operating value, clear economics, and opportunities to improve systems, governance, capital structure, or execution over time.

We do not pursue businesses dependent on speculative future traction, unclear ownership, value that exists primarily in projections, biotechnology, mining, or mineral exploration.

Strategic Advisory

Principal-led advisory is accepted selectively where the mandate, authority, and value exchange are clear.

We work with owners, founders, families, and leadership teams navigating consequential decisions involving strategy, capital, governance, negotiations, positioning, transactions, ownership, and complex stakeholder dynamics.

The work is direct, confidential, and built around experienced judgment rather than standardized coaching or consulting frameworks.

All fees are stated in Canadian dollars. International mandates may be quoted in U.S. dollars.

The engagement includes:

  • A weekly strategic meeting
  • Direct asynchronous access between meetings
  • Review of decision-critical materials within the agreed mandate
  • Support with strategic decisions, negotiations, communications, and positioning
  • Accountability around agreed priorities and execution
  • Responses generally within one business day

This mandate provides meaningful access and continuity while preserving a defined scope and clear operating boundaries.

Principal Advisory

Starting at CAD $30,000 per month

Six-month minimum

A limited, high-access mandate for complex situations involving major strategic decisions, capital architecture, governance, mergers and acquisitions, negotiations, strategic communications, shareholder matters, family dynamics, and direct principal involvement.

The engagement may include:

  • Priority access for time-sensitive decisions
  • A flexible meeting cadence
  • Deeper review of capital, governance, and transaction matters
  • Active participation in negotiations and strategic communications
  • Direct engagement with other principals, advisers, or leadership team members where appropriate
  • Support where business, ownership, leadership, and personal decision-making intersect
  • Reserved principal capacity throughout the mandate

Only a very small number of Principal Advisory mandates are accepted at one time.

Engagement Structure

Advisory engagements are separate from investment consideration.

Travel, transaction execution, introductions, exclusivity, success fees, and other specialized work may be structured and compensated separately where appropriate.

Direct access is governed by the agreed mandate, communication expectations, and reasonable-use boundaries. Advisory services do not include emergency, crisis, legal, tax, accounting, or regulated investment advice.

Our long-term work extends across youth sport, organic food, land, mentorship, and community gathering. These initiatives are designed to increase access to nourishing organic food, create places for young people to move and grow, and strengthen the connections between families and the communities around them.

Among the visions being advanced are the planting of 5,000 fruit trees in family yards across the region, helping families grow nourishing organic fruit at home, and the creation of a 12-court basketball facility centred on energy, mentorship, competition, and belonging.

Each initiative reflects a simple principle: communities grow stronger when people are fed, moved, connected, and united in purpose.

We approach this work as long-term stewardship, building places, programs, and opportunities intended to serve beyond a single event or generation.

Our Story

The entrepreneurial roots behind Nuzzi Group date to 1999, when Marco Iannuzzi began building and operating his first technology business.

That path continued through ventures launched while at Harvard and MIT, a professional football career, finance and advisory work during his playing years, direct investments, board leadership, and extensive community involvement across Canada.

In 2005, Marco began contributing within a private multifamily-office environment formed by a small group of Western Canadian families, whose investment roots extend to 1982.

Over more than two decades, he has learned, invested, and contributed across real estate, cash-flowing operating businesses, venture investments, governance, capital allocation, and community stewardship. In recent years, that progression has developed into a general-partner role, with Nuzzi Group serving as the forward-facing platform for originating, evaluating, structuring, and advancing opportunities.

Nuzzi Group also draws on a longstanding family construction lineage. Marco’s father has worked in the construction industry since 1980 and founded Iannuzzi Consulting in 2010. Through that platform, he provides project management, cost consulting, estimating, and project oversight across select developments and operating opportunities.

This combination of entrepreneurial initiative, family-office discipline, construction intelligence, operating judgment, and community leadership shapes how Nuzzi Group approaches its work today.
